NOTICE OF PUBLIC HEARING
Pursuant to A.R.S. Section 9-461.06, Notice is hereby given that the Litchfield Park Planning and Zoning Commission and City Council will hold Public Hearings at the dates and times set forth below to consider a request for a Minor Amendment to the City’s General Plan, and to consider adoption of an ordinance changing the zoning classification of a parcel consisting of approximately 2.4 acres located at the northwest corner of Old Litchfield Road and Fairway Drive. The request is being made to accommodate a proposed single-family home development consisting of three lots/homes.

The proposed amendments are generally described as follows:
General Plan Amendment - GPA 18-01:
A request to amend the City of Litchfield Park 2010 General Plan by removing an approximate 2.4 acre parcel, located at the northwest corner of Old Litchfield Road and Fairway Drive, from the Village Center Specific Plan, which was adopted in 1996.
A request to amend the City of Litchfield Park Zoning Code to rezone an approximate 2.4 acre parcel, located at the northwest corner of Old Litchfield Road and Fairway Drive, from the Residential Estate (RE) Zoning classification to Planned Development (PD) with underlying zoning of Low Density Residential (R1). Development would be required to comply with a City adopted Development Plan that addresses lot size, lot orientation, fence walls, conceptual landscaping and conceptual building renderings. One of the three lots is proposed to be approximately 64,000 square feet, with the two remaining lots consisting of approximately 17,000 square feet and 20,000 square feet.
A copy of each application is available for review from the Planning Department during normal office hours: Monday through Friday, 8 a.m. to 5 p.m., at the City of Litchfield Park City Hall, 214 West Wigwam Blvd., Litchfield Park, Arizona 85340. Persons wishing to comment on the proposed amendments may do so, in writing, prior to the public hearings to be held on the dates listed above, or may provide testimony in person at the hearing(s).
Following the public hearings, the Planning and Zoning Advisory Commission may adopt a recommendation to forward to the City Council, and the City Council may adopt the proposed Minor General Plan amendment and rezoning ordinance.
