Citizen Review - Zoning Code Amendment

NOTICE OF CITIZEN REVIEW MEETING 

Pursuant to A.R.S. § 9-462.02 and Section 4.05 of the Litchfield Park Zoning Code, notice is hereby given that the Litchfield Park Planning and Zoning Advisory Commission will hold a work session open to the public to discuss a proposed text amendment related to Group Living Facilities to the Litchfield Park Zoning Code at the date and time set forth below.  The purpose of the meeting will be to gather information regarding the proposed text amendment and provide an opportunity to interested persons to express any issues or concerns they may have with respect to the proposed text amendment.  Members of the public are encouraged to attend.

A copy of the proposed amendment is available for viewing at the Litchfield Park City Hall, 214 West Wigwam Blvd, Litchfield Park, Arizona 85340 during normal office hours:  Monday through Friday, 8 a.m. to 5 p.m. 

The substance of the proposed amendment is generally described as follows:

Amend Section 2 Definitions, Subsection 2.04 Definitions, to amend the definition for Group Home and add new definitions for Group Living Facilities, Recovery Residence, and Single Housekeeping Unit.   Amend Section 28 Zoning Matrix/District Requirements Summary to add Group Homes for the Handicapped as an allowed use in Medium Density Multi-Family (MFM) Districts and to add Recovery Residences as an allowed use in Residential Estate (RE), Low Density Residential(R1), Low Medium Density Residential (R1-15), Medium Density Residential (R1-8), High Medium Density Residential ((R1-6), High Density Residential (RC), Low Density Multifamily (MFL), Medium Density Multifamily (MFM), High Density Multifamily (MFH), Patio Home Residential (PH), Planned Development (PD), Public Facility (PF), and Commercial-Flex when developed as residential (CF) Zoning Districts, subject to the regulations set forth in new Section 31.17 Group Living Facilities; Repealing Section 31 General Regulations Subsection 31.17 Group Homes for the Handicapped, in its entirety; and adding new Subsection 31.17 Group Living Facilities related to requiring a registration form be submitted to the City for the location of a Group Living Facility prior to beginning operations, setting forth the registration requirements and process for Group Living Facilities, revising the application and registration process for Group Homes for the Handicapped, adding regulations for Recovery Residences and providing a process for granting a reasonable accommodation.
